A standard official land search and title deed verification takes 2β5 working days, depending on the county. In urgent cases, we can expedite through the Lands Registry for same-day or next-day results for an additional fee.
Yes β Kenyan citizens and foreign nationals can legally own land in Kenya. For diaspora investors, we prepare a Power of Attorney that authorizes our advocates to represent you in all transactions. The entire process can be done remotely.

A valid sale agreement must identify the parties, describe the property clearly (including title number), state the purchase price and payment terms, include completion timelines, be signed by both parties, and be witnessed. It must also be stamped by the Kenya Revenue Authority within 30 days of signing.
Stamp duty is a government tax on property transfers in Kenya, paid to the Kenya Revenue Authority. The rate is 2% for properties outside Nairobi and 4% for properties within Nairobi, calculated on the market value. By law, stamp duty is payable by the buyer.
